    What's the going rate for a piece of land at Whitely JLR are possibly pulling out from? Is that Warwick council owned?

    It's in Eastwoods interview with CWR.
    Roughly that if it goes the wrong way it will impact them (paying back money/compo to SISU regarding dodgy deal CCC did with them for stadium) and he would not be doing his duty as a CEO (?) if he let this happen.
    Underlying reason... WASPs in bed with CCC, CCC told them not to as they HATE SISU with a passion! (See today's release) and would use the club as collateral damage just to get at them.

    Fair point, I agree. Said the other day, it's unprecedented for *everybody* to be in favour. I'#d like to know why there wasn't One. Single. Objector.

    It's not about blackmail. It's about recognising what SISU didn't until too late, maybe, that you need CCC on side as they can open doors for you, and make life easier elsewhere. Much as CRFC weren't going to go against the clauses CCC wanted inserted, neither would Wasps go out on a limb. In terms of partnerships, Wasps need CCC more than CCFC, so better to keep them on board.

    Well... on ther absolute level yep. But appeals take time, are expensive, distress a company while going through the legal process - we all know this ends up a distraction and expense - isn't that what the upset at SISU's court action focusses on, after all? And of course CCC can't absolutely block things, but they can help facilitate. On the margins of decisions that can go either way, it's helpful if the council is likely to approve rather than not. As we know, there's the law... and the interpretation of the law. A more lax attitude to planning, just at the margins, can help. In addition to that, there are things CCC can help with to help push things through - put provision in the local plan, agree to build access roads rather than expect CCFC to foot the bill for them, etc.

    Fine, fair point, but then owning that land can tie up funds needed to buy the *real* land. Even a hedge fund has finite resources to commit.

    As an aside, we're back in 2013/2014, aren't we!

    Not sure who the land is now owned by as it was private farmland beforehand. The Gateway North/Whitley South scheme did mention Coventry Coty Council as an interested party along with Roxhill developers (owned by Sir Peter Rigby). The land falls under Warwick District Council jurisdiction in terms of planning.

    Forget wasting your time about sites for a new ground it was never going to happen they want the Ricoh end of tactical game plans probably hoping to hold in there hoping wasps break.

    My understanding of the planning procedure is that planning cannot be refused unless there is reason to do so based on the decision by the local authority. Therefore in most cases planning will be granted unless the local authority/ third party (neighbouring property ) act to thwart it. Therefore the default for planning is usually to approve.
    If I plan for a house extension it will be granted unless the council find a reason to object or the neighbours object and the local authority deem it to be a relevant objection. If not they can't generally refuse permission.
    Whatever, you can appeal against the decision to the Secretary of State.

    So for example the council wouldn't turn down an application to build a budget hotel in Binley because they wanted one at the Ricoh?

    The Council have fucked the football club over and will continue to as far as I can see.
    They are too proud it seems to climb down and do what is best for its city and that is to extend the olive branch to try and sort this out.
    They sold the Ricoh with a sense of spite and don’t seem to of changed tact even now!

    You are right, not sure why it was brought up, I only posted in response to it to put into context.

    The bottom line is, everyone bar the council sent senior decision making officers to the meeting. That's not good enough.

    It must have been a dream, but I was sure CCC said on a number of occasions that they would not grant planning permission to SISU on any land in the city. In my dream, I think CCC also said they would do everything they could to stop them building a stadium anywhere. And then I woke up and read this thread. But then I still didn't know whether I had really woken up and read this thread, or whether I was still still asleep.

    I'll thin I'll just have to look here first thing in the morning and see if I can find out which it was.

    Sorry if I've missed this point being made somewhere...

    If the worst does happen, does anyone believe that SISU would just drop the legal action? Course not, they can fight for the £50m they say they already invested.

    IMO, as everyone has said, council should be doing all they can to protect the football club by holding out the Olive branch and trying to move the two sides closer together, irrespective of the legal action which will continue anyway, even if it is a short term deal at the Ricoh until it's clear what SISU want for City.

    Meanwhile SISU should liaise with the council on potential sites etc and try and develop the relationship while moving forward on the new stadium.

    None of that will happen though cos Duggins is a liar and can't be arsed and Sepalla is a snake...

    Look if you genuinely think Sisu are desperate to build a ground and the mean old council are stopping them, I can’t help you. That’s your call. I mean for me all the evidence is that this is a massive distraction created to keep the fans arguing and not a serious plan at all, but you do you.

    Similarly if you think Wasps are somehow holding out to show off to the council and not because the legal action hurts them too.

    I mean I find both ridiculous positions that I’ve no evidence and about a million more likely explanations.

    The council can help with planning, so can a planning consultant, have we hired one? Have we even brought it up at all before the other day? Why the hell have we hired an architect before we’ve sourced land?

    I work with developers all day. I find land for house builders and care home builders and student flat builders. They spend ages doing surveys, investigating planning in that area, going through the local plan, etc before they buy somewhere so they know it’s worth buying. It’s standard to have a conversation about your plans for a site to see if it’s viable before you buy. WE HAVENT DONE THIS. STEP ONE OF BUING LAND AND WE HAVENT DONE IT IN FIVE FUCKING YEARS!!

    I’m sorry. If you believe there’s a stadium at this point you’re a fucking moron. It’s sad. We need a stadium. But we aren’t getting one. Our owner thinks they can distress a public body to get a ground we can’t afford to live in. That’s where we are. That’s the master plan.

    And I’m supposed to be getting angry because the local authority won’t waste yet more time in a pointless meeting that is designed for optics and time wasting and they know it.

    Sisu own CCFC

    Sisu are responsible for CCFC

    It is Sisus job to ensure help from third parties

    CCFC are a business, not a charity.

    No one else has a responsibility to CCFC

    So why do we talk about anyone but the fucking owners?

    Most seem to think the stadium talk is to go into negotiations using it as a negotiation tool don't they?

    What was the land company that was hired originally around the same time as the "mockups"?

    Not many people are really arguing any more, there's a few who are desperate to defend the council for everything and anything but most now seem to think they should all stop fucking about and get it sorted in one way or another.

    The Council can say that, and in fact if they want to try and block it they can with a whole host of excuses. However , any savvy developer or building consultant working on behalf of the applicant would know if the Council was deliberately trying to block planning and could go straight to the secretary of state for appeal. Remember though, however an application goes, , there is a whole rainforest of paperwork that ensues. If SISU have at any time enquired about land, for purchase and/or development, there would be a written dialogue ..that is of course unless they just phoned up with some half-baked enquiry.

    Why are you so obsessed with the one group that can’t resolve our immediate issues?

    That meeting was about getting Wasps and Sisu to agree or to find somewhere else for CCFC to play. That’s why the EFL were there. It wasn’t about a new ground yet here we are talking about that and not about the fact we’re about to be kicked out of the league because of the actions of our owners.

    I thought they had appointed CBRE at one stage and I spoke to our guys at work about site finding etc, I dont think CBRE were looking in a serious capacity for them but to do so would have been on a no fee basis unless found and purchased, same for you on your sites I guess.
    Anyway, if you have planning work or other real estate work other than site finding, let me know, the firm I work for are far better than CBRE
