"OK, so instead of having rent at £x and no revenue, you can have rent of £(x+y) and revenues of £y, where y is the expected, proven revenue.".

If that's the case, why did you shake hands on a rental deal that excluded revenues, only to be overruled by Joy. Ever since then, you've spouted her new line on revenues, but not before.

Also, it's worth pondering the above: presuming that he means Gary Hoffman, who has been mentioned by others as being being the KCIC offer: how exactly is Gary "part of the problem"?
