I ran some numbers through AI, so a pinch of salt is needed: the yield on the £1.6m purchase price is circa 25% from parking fees alone. Staffing costs need to be taken out of that, but I don't think that would make a huge indentation. Should still be more than 10% per year - so by paying over ten years it's cash positive already.

There are no current plans to develop the area, but a multi-storey parking block over half the land would be quite cheap to put up, could increase parking spaces and free up several acres to develop another income stream.

By paying the fee into the club's charity there will be some intangible benefits to the club from discovery and development of young talent.

Altogether a really great deal for the club.

Reading the clubs statement it sounds like there are plans to develop the site.
The half multi storey half something else would make perfect sense.
 
How about underground parking although I really think a decent train service would be preferable in the long-term.
 
If Car Park C gets developed then how many parking spaces will be lost?
When Wasps were planning to build a hotel (don't laugh!) I'm sure they said it could be done without losing parking spaces. Which seemed, like much of what they said, complete nonsense as the plans had no underground or multi story parking.

Depending what, if anything, ends up there a multi story is surely the way forward, and / or make use of the land between the station and the shops.
 
No that’s typical BBC local poor journalism. It’s saying it was approved in 2021 for that. The current plans afaict don’t have that in:

Not convinced there was ever going to be one. All the leisure and stuff that people get excited about got kicked to phase 2 which doesn't seem to have any solid timescale on it and then quietly got dropped completely.

Think we all know what will happen here, the developers will build the bits they can make the most money off and then nothing further will be done.

Even if it was in the plans you'd be looking at 6 years minimum so wouldn't make much sense to close the only city centre cinema now.

According to that its just had an extensive exterior refurbishment, doesn't look any different to me!

That's a different company to the one linked to on the SkyDome website so maybe its under new ownership.

Still seems a bit odd to seemingly force everyone out if you plan to keep using it for the same purpose.

They have converted some of West Orchards into a bowling alley and arcade, converted TJ Hughes into a mini golf centre, converted some of Cathedral Lanes into a boom battle bar and there are further plans for an arcade club there, all post covid, so not everybody is sitting at home, I certainly don't.

I'm not sure how long Starpins in West Orchards will last, I have been in a few times and it's always dead.

Boom Battle bar is a lot busier (and smaller).

If you’re referring to Avison Young, they’re the agent in the transaction. Sometimes it’s easier to sell vacant possession as it depends what the prospective owner’s plans are, albeit given the nature and layout you’d assume ownership would see it as an investment opportunity, so VP maybe slightly less usual.
