Has planning permission actually been submitted? Any of the correct procedure been followed?

Isn’t it SISU’s part in dropping the legals ? The council need to back it. Legals will be dropped and a rent agreement can be struck at the Ricoh.

I would expect there to be some kind of binding legal agreement to prevent a bluff on the build.

I know we like to think that the Council have it in for us and granted some of the politicians have done some questionable things. But the planning department is operated by genuinely decent people and I just cannot accept that there is a case of things being made intentionally difficult for SISU. I do believe what Duggins said in that any planning application will be considered as fairly as any other application which falls into their in-tray.

Many are general issues yes but there's an element of degree with any site (i.e some will have much better existing infrastructure/scope for improvement). There are quite a few specific problems with this site too, such as the listed buildings and existing plans for some (or all maybe, haven't read the minutes) of the site for use as a school. I am possibly overly pessimistic about this but that doesn't mean i'm advocating not bothering, i'd just feel happier seeing a believable plan from a party directly involved in this massive disaster of a situation.

SISU said they have been in touch re. site/s, and had no reply from the council didnt they ? the council replied by saying "SISU have been talking about developing a new stadium for almost six years now but we have seen no evidence of any real progress or intent' ... thats now changed to 'oh, well they submitted a two page document re. a site'

so the goalposts are already moving id suggest. Or at least things. are becoming a little more transparent. If they did indeed respond to that enquiry from SISU then lets hear about that reply, or see their response. If they didnt reply then basically what SISU said is correct .... isnt it ?

PS - I know people will / are saying about it being on two sheets of A4, but this is an initial enquiry - most likely just to see if the site is even available to purchase & enquiries about the listed buildings and such, wouldnt it ? the first enquiry someone makes on a site is not going to be a fully loaded planning application. Come on , you can have the wool pulled over your eyes by this 'two sheets of a4' flippant comment... or you can accept that , for an initial enquiry, two sheets of A4 is more than enough. You could say a 2 bloody line email would be enough for an initial enquiry !! and certainly enough to warrant a reply - especially given its form the City's main football club

Unfortunately, getting a Supermarket to buy into the project will be difficult as the Grocery/Retail sector isn't in the same place as it was when the Ricoh project started.
Traditional supermarkets are economising as they have too much space, hence you are seeing more concessions (e.g. Sainsbury's/Argos/Habitat), anything they can do to fill the space they have.
Aldi and Lidl are looking for more space, but they tend to rely on Retail sites that are already empty, or will be emptying soon. I don't know if either business would build a new store from scratch, but I doubt they'd want to spend £60m on a site.
The only way I can see it could be managed is if an investor was to build a new Retail Park and lease out the space. Maybe this is in SISUs grand plan?
I hope it happens but it does seem pie-in-the-sky to me still.

Also about the meetings that have happened in 2019. Would be interesting to know what's gone on in those if everything has been at a standstill since March 2018?

I am sure more will be said, somebody will be leaking emails or something.

The council is playing silly buggers as much as SISU may be.

The council expects pre application engagement with its planning officers, but they must respond to requests for engagement. They can't ignore it and then come out publicly months later with some drivel about a side of A4.

It is pathetic.

Would it be a good investment to spend significant sums on a full masterplan when you have no idea whether or not the local planning authority and landlord would even permit such a development on site or sell the land?

I know money to pay developers for pie in the sky masterplans does metaphorically grow on trees for councils (particularly Coventry City Council who have produced numerous masterplans that have amounted to nothing), but it doesn't for private businesses.

Planning permission has not been submitted - it would have had to have been advertised and we'd have all heard about that! Its standard for developers to have lengthy pre-application discussions on tricky sites before submitting detailed planning applications. Would be good to know if the site has been genuinely considered for stadium by both CCC and SISU.

As an ex-Woodlands pupil, I agree that the site is plenty big enough for a stadium, plus potentially schools and other supporting residential, retail/ commercial development and community facilities - would just need a thorough Masterplan from a creative experienced team.

My mum still lives very close and I grew up in Eastern Green so I think one of hurdles is traffic/parking infrastructure. That said its not insurmountable with P&R, buses and trains to Tile Hill. Arguably the biggest challenge is local politics - in a moderately wealthy Tory voting area where protecting property prices/NIMBYism will be rife. I expect Posters in windows and a Facebook Group - KEEP CCFC OUT OF EASTERN GREEN will surface any day now! :happy:

I wonder if CCFC/SISU have tactically thought this site would seriously annoy the biggest number of people who then virtually beg Wasps and the Council to get a deal for the club to stay at the Ricoh. Who knows in this sorry saga but I fear my dream of a pint in the Scirebourne/Unicorn and walk up to the match might never become a reality!

I’m open to believing it’s bollox. SISU may just be ‘being visible’ at doing what they need to.

On the other hand; the Council haven’t been doing what they need to for years too.

Is it possible to create a leisure/entertainment hub? Use the facilities to keep power league open, restaurants and bars would look at a football ground

They also said they wanted the academy on site. I’m sure there has to be interested parties

Come off it, I've lived in the area for fifteen years and drive up and down Broad Lane every day. Even at weekends crossing the A45 is a bottleneck at both Tile Hill Lane and Broad Lane (pop up there at around midday on Saturday and see for yourself).

Getting an additional 20,000 people up there and back out in a hour or two would be a substantial challenge and the current train service would need to be significantly upgraded to manage increased volumes (again, catch the local train on Saturday afternoon to Brum if you don't believe me). You could run longer trains, but probably not more trains as it's on the West Coast Main line which is close to capacity in terms of frequency.

As before, this isn't insurmountable, but it's definitely not easy and shouldn't be pitched as such, imho.

Thing is, they met with Council people a couple of weeks ago. It doesn't add up what that was about if it has been on hold at the council end since March 2018.

I'm sure more will be said about it.

Completely agree. What’s coming out of the council is inconsistent at best. They say they’ve ‘only’ had this yet have confirmed meetings have been taking place. Why are they having meetings then?

And of course once again we see different criteria applied to Wasps. Did they submit a full planning application or go through this process of analysing alternative sites before the council gave them a license for car park C?

This new stadium, bollox or not; SISU are forcing hands. I bet there are council rooms full of people repeating the word ‘shit’

I can see an "open letter" coming out after this one too with some emails on it or something.

As much as I want this to happen, a new stadium, fuck wasps up, fuck the CCC off completely, CCC will not want a 2nd major stadium in the city unfortunately, as it would fuck wasps up and leave an empty Ricoh.

I agree. They're not bothered. Chances are Wasps will be more successful and have more exposure than the football club, so they'll stand in line with Wasps. They don't care if we survive, fold or move out of the city.
