I think it’s bigger than that. Ultimately Ukraine will have to stop attacking Russias oil infrastructure now for fear of retribution and reprisals from Trump. The US is now an ally to Russia in the invasion of a sovereign country. They’re no better than Iran.

Russians (and others) obviously do psychological profiles on the likes of Trump and know how to play him. Vanity, ego, obsession with the "deal/money" , the "kick" it gives him believing he is the most powerful person in the world (and can do wahat he wants) and much more. This is also a desperate act to mitigate mid-term damage in the upcoming elections. We can also wait for the inevitable report on stocks & shares dealings in the moments proceeding the announcement of this deal.
Partly because he wants a peace deal before the end of his Presidency as the Russians have offered all sorts of deals for the minerals, metals etc in the areas they currently occupy as well reconstruction deals. He and his cohorts want a piece of that (see his peace proposal offered a while back). Witikoff and Kushner are still just businessmen on the make rather than diplomats.
