I don't recall seeing a thread about this, so apologies if a re-post. There is now a planning application for the extension to Ryton. I think work is under way already, but I hadn't seen these before. It's actually quite a significant increase to the building footprint.

Adding cryo & hyperbaric chambers in right hand wing.
Improved laundry and media facilities.

Very big cinema theatre style player briefing room and first team changing room also.

Also the entrance and reception area is bigger and better..

Is the planning application approved?

I do wonder if our green space needs to increase? Still looks quite small. But we would need more land.

Not yet, but work has started already I believe - https://planning.agileapplications.co.uk/rugby/application-details/42232

Makes you realise, when you take away the gym and this new extension, just how inadequate our facilities were for so long.

How have they started with no planning permission?

We have come a long way with Ryton since Doug came in.

I do think at some point we need a bigger plot and build a new facility. But these current changes will do us short term.

Maybe it’s getting the Connexion and do the building that side to phase out from the current building footprint. However we will have to ensure we also provide some public sporting facilities as well.

We just need to buy The Connexion now. Slap down an offer the owner can't refuse.
That's not going to happen. The Connexion is on a very long term lease to a third party who are making vast investments into it.

Does it come under PD at all? Single story wrap around not near the edge of the property. Not sure what the rules for commercial are.

I always thought that but then you look at the trouble Leicester are in with the running costs of their training ground and quickly you realise the problems a bigger space can create.

Seeing the current buildings at Ryton brings back memories of the old ones. When I was a kid, I lived in Ryton and the club left the original buildings when the Connexion got built and started using that instead. the old buildings ran into disrepair. The club however somehow allowed the village Venture Scouts to use them as a den and we had a monumental Christmas party there one year in the 80s

It has crossed my mind more than once that one day Doug would buy back the Connexion

Are you sure that's the case? Last I heard the guy who owns it was actively trying to sell it.

It's likely that they'll have spoken to the planning officer and commenced work on the basis that there is no reason why this would not be approved.
Some councils offer pre -planning approval but it's become much rarer because of the danger of running into legal issues. Not sure what Rugby Boroughs policy on it is.

I’ve seen pictures of Leicester training ground it’s like a 6 star holiday camp with golf course and bedrooms …. I think that’s where the wheels started to come off pandering too much and giving players the comfortable life. Ryton should evolve into a first class training and medical facility and no more than that. Don’t see any reason to move to new locations and keeping the youth teams away from Ryton keeps them grounded.

Bang on the money. Leicester treated their (incredible, once in a generation) league win as their “new level”.

They started acting like they belonged with the very elite and started spending like elite.

Training ground is fucking ridiculous for a club of that size.

Now look at them.

Ryton should be where the academy are based.

The first team will need a new training facility eventually.

(Presuming we can become established in the PL, which isnt in doubt under DK!)

Tbf, they may still be a PL club if their owner hadn't died.
Once his son took over it all went T.U.

Which is such a shame .......... not 🤣🤣🤣

Ideally want both co-located
Not for my money, the kids need to earn the right to move to the first team training ground.
It should be a completely different set up that recognises the elite nature of the first team, and gives the kids something to aspire to, and something that needs to be earnt, and demands a step up when achieved.

You need to create a winning mentality, and something to aim for.

I’ve just had another look on YouTube it’s fecking ridiculous. I would say it’s like running two stadiums with all the costs AND in League one. They must be haemorrhaging money and guess why it’s up for sale.

It's not necessarily the case that they have pre-approved anything, almost just a nod to commencing 'at your own risk'

No, best to have an academy in the city as more convenient for young people to access.

I am no expert, but when planning gets submitted, isn't it generally only the ascetics that get amended if its not accepted immediately? The physical footprint remains unchanged so digging footings trenches and preparing the floor can usually start and wont get rejected.

That's what pre-planning approval is. It's misleading because it's not actually approval in any sense, it's advice on whether what your planning to build will fall foul of planning regulations or not. Most councils have stopped offering it now because they ran into all sorts of legal issues over it.

What's more likely is the club have engaged a private sector planning specialist and are now going to apply for restrospective planning permission. It's not uncommon on land that is already developed but not housing as there are far fewer barriers. Depending on the height of the extension some of it could also be under permitted development.

They still also own their old training ground in Leicester which the women use.

Seagrave is in between Nottingham and Leicester, at least with The Alan Higgs and Ryton it gives the players a feel of belonging to who they play for

Didn't King say a few months ago that they prefer having them at separate sites?

Can't imagine they're undertaking major works at Ryton if there's a plan to move anytime soon. Dropping in the pre-made gym tent is one thing, basically doubling the size of the place is a big step.
