    Go and have a look at a few planning apps and have a look at the tone of planning officers' emails to applicants. Can't remember ever seeing anything as fluffy as the one to Wasps' advisors.

    It didn't stop the council spinning it as a benefit of the deal. I don't think it necessarily meant a training ground but Wasps were apparently going to develop the site for something. It was bollocks of course.

    Break clauses exist for the benefit of both parties, it's a standard term. Not a specific request for a break clause, but you'd expect to see detail of any break clause wouldn't you.

    You'd expect such an offer to be in writing to cover both parties (granted a meeting may help agree some of the terms). Not the obvious after-thought like it is here.

    You know nothing about football. Best is one of the best strikers we've had since coming down from the Premiership. His performances in the wins at Old Trafford and Ewood Park in 2007/08 were top drawer.
