On a positive note - on the two times that we have been relegated in the last 50 years, our fate was known well before the last game. Therefore, we have nothing to worry about :(

It really doesn't cost that much more if looking at strategically planned, large scale development. A bespoke build as per Grand Designs may be costly, but again saving are more in the long term through lower heating/cooling costs, water saving, sustainable drainage, waste mgt etc.. Retro fit...
