To put the other side of it a brand new stadium with all the extra facilities/revenue stream potential etc. for around 55 million at the time must have seemed a good deal. (pre-council involvement of course).

Just to take it in context this was all originally planned and designed around us being in the top flight. At no stage was it ever considered we'd be a League 1 club.
