PKWH on CWR Shane O'Connor 23/10/2013

Just to clarify a few things The Charity can veto any deal that sees the CCC sell its shares in ACL. Equally the CCC can veto any deal that sees the Charity sell its shares in ACL Neither ACL nor Charity could veto any sale of the freehold which is owned 100% by the CCC. However as it stands...

    Ann Lucas Statement

There are a couple things you could take from it - it is clearly a bargaining position of sorts but dont read in to it that the freehold is for sale. Council prepared to talk but its up to SISU to make the approach. Pretty much what has gone on at the Higgs centre and what ACL are saying at the...

    A Reasonable Proposal?

If SISU got the Ricoh site do you think they would manage it or bring in a management company to do it? There are many that perceive the best option as CCFC owning the stadium ....... a) is it and b) would they? We have what we have......... there should be a reasonable compromise, a...

    A Reasonable Proposal?

This is purely financial to SISU..... they might dress it up as something else but it isnt what they do ..... finance, hard nosed finance is. I actually have no problem with that it is what I expect from them I wouldnt criticise any one for trying to get the best price but equally i wouldnt...

    A Reasonable Proposal?

No business decision is based solely on the known financials is it? There are usually other factors. There is at the moment few links to the stadium for SISU, they would be the fans and a lease that is about to end when CCFC Ltd is liquidate wouldnt they ? If you were hard nosed about it you...

Is 'CovBackToRicoh' really a 'LetSisuHaveTheRicoh' Campaign?

That depends on how successful the football team is surely? It also depends on whether other sides of the stadium income grow and have better returns than the football club or not. It depends if the football team continue to make losses or not It depends if the football team is directly...

    A Reasonable Proposal?

Yes it does matter if it is viable because they invested in shares in the thing if it goes bust they lose several million. If its for sale its for sale ..... that includes to SISU. There are of course social etc reasons but councillors can get sued for the losses if the business case doesnt...

Is 'CovBackToRicoh' really a 'LetSisuHaveTheRicoh' Campaign?

assuming as some think that selling SISU the site at a low value to allow them to sell on at a profit is an escape route for SISU why wouldn't the Council sell direct to the third party itself? Would the councillors be at risk of personal cost from a legal challenge for sale below market...

    A Reasonable Proposal?

you can have all the emotional need you can handle to want the sale of the stadium by the council, but unless there is a sound business case (devoid from hype, politics, emotion, the needs of others) then it wont happen So perhaps the question should be looking at it from the councils point of...

    Publicity inbalence

But what is the category of community usage? There is no sporting franchise there, so no income from that nor any community sporting usage The site generates its income from rents derived from a casino and a hotel, business conferences & meetings, trade exhibitions, associated retail...

    A Reasonable Proposal?

Council cant actually offer either. ACL holds the lease so they would have to offer any rent ACL own the lease over all of the site so without ACL's agreement and compensation the Council cant split the site. Even if you could split the bowl from the rest how would you split the areas that...

    Distress

SISU can probably last out for quite a while but it seems to me that the tactics depend on ACL running out of cash because the football team isnt there................ is that the case though?

    Distress

Got to be honest I am sure I remember reading an article in which Spragia said Henderson was being sent out on loan for experience and that Sunderland had high hopes for him for future at Sunderland. Cant find article though and dont have time to today. Could be wrong of course But as usual...

so who is paying for this? I assume you have already contacted and cleared it with the club? Dont suppose they would be too happy if they didnt know about this first :thinking about:

Sell the Ricoh to the highest bidder

why is keeping it not fair to the tax payer? not a challenge just interested to hear your reasoning Just to be clear what are we talking about selling - everything at the site? - the freehold? - the leasehold interest held by ACL?

    Ricoh Freehold

But is it for sale ?
  17. oldskyblue58

    Ricoh Freehold

errr the lease ACL have is for 49years and 362days from 19/12/2003. The freehold is held by the council who also own 50% of ACL together with a charge over all ACL assets to secure their loan of 14.4m. How does CCFC allow any access to ACL exactly? CCFC are no longer a tenant, their owners do...

Who Votes Sell the stadium to SISU

It is certainly a thought. No one said it had to be a football stadium although in theory that use should create the most footfall The logic of that thought would appear to suggest that there is no knock down price or a deal that is close with SISU that anyone knows about wouldnt it ?

Who Votes Sell the stadium to SISU

Got a feeling the CBRE valuation is more likely to be the basis of a PR campaign that says professional valuers have valued it at this much, we will pay that but the CCC wont do a deal, could be wrong but time will tell I guess..............

Who Votes Sell the stadium to SISU

Lets hope they create a basis for a reasonable and tempting offer then. Councils do not usually sell freehold. Do they have a mind to sell this one at this time. It is ok saying the club should buy it, but is it actually on the market ? If it is the freehold SISU want
