    Ricoh Valuation.

Golly, thank you. I tried to follow what you said really closely and I thought really hard. ;) You are quite clearly quoting a floor price here - if you were writing an option to buy at that level then I'd want to be long. Forget the club and forget the rent that the club would be prepared to...

    Ricoh Valuation.

20-30 year gilts trading at 3.5%, so I reckon 7% is a bit high. 6% yield assumption gives a valuation of 33mm - again on projected revenue of 2mm. 2.5mm revenue and 6% yield gives you 42mm valuation.

    Ricoh Valuation.

Well, yes... Of course there are nuances and there will be a lot of negotiation within a range, but that doesn't invalidate grego-gee's helpful post which at least gives people on here and understanding of the rationale for valuing commercial property and hence the ballpark for a price.

    Ricoh Valuation.

Beat me to it - had just started playing with some yield and revenue assumptions in Excel. I also assumed 7% yield, although that may be a little high. I assumed total income of 2mm giving a valuation of 28.5mm. To answer magic82ball, it is the income potential that should be used. The fact...

    Nostalgia

I predict that we all know some people who earn an awful lot more than that. Your GP for example, your dentist, the bloke you know from school who got straight As at A level... For sure, there are probably fewer than half of all people who earn more than the mean average - but that's only...

    This plan might work but......

The point of NOPM is being lost in this suggestion - muddled thinking. SISU will return the club to Coventry under only one condition - that they can make an awful lot of money by doing so. And their current strategy to get this jackpot is to obtain the Ricoh and surrounding land at a bargain...

    Match fixing scandal

Not sure if you are being serious or not. Clearly stating a fact is not an issue, but conjecture on Cov players could turn out to be expensive.

    Match fixing scandal

DJ Campbell has been arrested today for match fixing. In the papers yesterday, San Sodje was boasting that he has a network of players happy to take £70k for fixing. I am absolutely not accusing any Coventry player of involvement - There is no evidence of it taking place. However there were a...

I'd choose ability and attitude over experience every time. Not saying maguire hasn't got these - but you don't even know who the player is yet, let alone seen him play.

Possibly - just an example of how the press may not publish even when not a matter of national security. Consider this - SISU is a litigious organisation, I would go as far as to conjecture that it is a key part of their strategy. They probably have in-house lawyers and it is relatively cheap...

    Sell us the pitch !

So you are saying that different problems require different solutions? Why let that be an impediment? Why not solve the Ricoh issue by declaring war on Germany? This has been known to resolve major issues at least twice.
