If Sisu built a new stadium between....

This would normally come down to where the City planners want to put it, assuming the development was being welcomed by the City to generate commerce. It might be expected that the planners would put it on the outskirts of the city rather than in the centre to avoid traffic congestion in the...

    Grounds for the Judicial Review

The forum is made up of all types of people - some old, some young, some wise, some stupid, some strong, some frail, some dishonest ,some Angels. What should be gluing us all together is one thing in common - love of our club. The threat of the owners withdrawing support is real, but not what...

    Ricoh Valuation.

You could be right on ACL being part of the reason why CCC don't just do the deal. They do have a lease in place for the next 40 years. Having said that the council created ACL who used to be 50/50 council and CCFC, Higgs bought out the CCFC interest when CCFC had "cash flow" problems. I would...

    Ricoh Valuation.

glad you appreciate the logic, but your idea of revenue is way wide of the mark if we base it on ACL's last offer of £100k pa for the two years after an initial "free" year £100k/.07 = £1.5m capital value There has been a lot of speculation about how much SISU wouldn't pay but I think they...

    Ricoh Valuation.

The prospect of getting any other regular tenant is very slim. 2m pa is certainly not achievable. I doubt if they can better the £150k pa recently quoted for CCFC. I would be interested to know what if anything the casino pay in annual rent since they contributed £6m to the original build...

    Ricoh Valuation.

Another aspect to consider is the cost of holding onto the "asset". From my experience close to 2% pa (of replacement value) should be budgeted for planned and responsive maintenance.. for the replacement value we could work on the building cost of £60m = £1.2m pa for maintenance, although for...

    Ricoh Valuation.

Valuing commercial property is surprisingly straightforward. It is based on the income that the investment would produce ie rent. If the purchaser could leave their money in the bank and get a greater income they are not goint to invest. For a nutshell indication a purchaser would be looking for...

There is no backtracking there, the council built the ricoh for a contribution of only £10m SISU can build a similar project with a similar input. :pimp:

Well if thats the case CCFC would have been the biggest contributor, the council actually saved themselves £7m on the £17m they should have paid for decontamination! So why do the council own the freehold? I wonder if any of this will come up in the JR? :pimp:

At no point did I suggest the Ricoh only cost £10m to build. My point was the council only put in £10m - that is in fact less than the cost of the land to start the project and also less than the £17m cost of decontamination for which the polluter normally pays. I believe it was CCFC that...

The land was originally owned by the council at a time when town gas was being produced which polluted the land. It was later sold on to the gas board and then purchased purchased back from them at a cost of £24m to start the Ricoh project. A portion of the land was sold to Tescos for £60m (and...

True the council have done very well out of 'it', but not out of the stadium itself - the stadium empty is of very little value! it is the club that fills the stadium and generates the income streams. SISU have realised this and have been forced to move out. The stadium is now empty and will not...

There was a deal to be done with ACL when SISU were still prepared to be tenants under a reduced rent. There came a turning point when SISU realised it was not in their interests to continue under any sort of rent agreement at all. From that point on there was no deal to be done with ACL. A...

No, I am referring to the published final account and the land value (cost) was included. Grant funding was less than £10m in total and would have been applicable had CCFC had the money to have completed the project in the first place. :pimp:

There happens to be a completely vacant football stadium in the area that they want one, there should be a deal to be done! It might suit all sides eventually. :pimp:

Yes it will be the owners that benefit most but if they are comfortable with the profit they will be in a better position to finance the football team. Do you really think they ought to give the the investment for free and let the football team have all the income? Do you think its a better...

We never had the Ricoh! It was a working arrangement until ACL pissed off the the football club by locking them out while they rented it to the Olympic committee. SISU now have realised they can build their own Ricoh for £10m just like the council did, and reap all the benefits. :pimp:
