selling our place, been on with the first EA (big one in the area) since feb - one offer (30k+ under price) so rejected.
other than that, just a general stream of views, who said no for a number of reasons.

thinking of changing EA, 1) is it even worth it? 2) independant or a generic named brand EA?

What do you think they’re doing wrong? All they really do is value the place and stick it on a bunch of marketplaces. Are you sure you aren’t asking too much?

There's a handful gone up by my Mum recently. Usually go instantly but at the moment they seem to be struggling to even get viewings.

Guess the market is slow for whatever reason and people don't want to drop below what they've been given as a valuation or what other properties have sold for.

we had it valued with 3 different AE's and put it lower than two were proposing.

there were a few small issues with the AE, nothing dramatic, but unsure if they do any "work" or just wait for people to ask to view etc...

They will have put details on right move/zoopla/on the market and provide a brochure. I think that's probably about it.

Other than maybe getting the place shown more prominantly in their branches and seeing if you can improve their presentation if they've failed to emphasis good points sufficiently there ain't much you can do bar lower the price.

The market has slowed right down, 6 have gone up in the past 3 months or so along my street, nothing shifting at all, I'm in the market for another and just can't find anything suitable for the right price.

All they can do really is perhaps pay a bit more or get it on a few sites. These days if you’re on OTM and RM and got a sign out front you’re probably doing as much as anyone.

Is anything going round by you? Maybe the market is slow, I’m only half looking and noticing more reduced prices.

strange as everything by us has just started moving

The housing market is of course localised to some extent. To take extreme examples Hull and London markets are very much not the same.

some are , some arent, we're niche in a way, but not a bad way. think its just a strange market, with lots of inflated prices too. we will keep calm and carry on haha

We have also been hearing that some BTL landlords are also selling up, or at least not looking to buy more properties so maybe this is part of that? Although I know this isn't great for those already with mortgages it would be good to see some sanity return to housing prices, and there is still going to be an excess demand.

If you’re niche it might just be waiting for your buyer to appear or looking for a specialist agent if one exists for your niche.

by niche its just were smaller/and a semi compared to the larger detached houses in the area.
i dont think any other AE could do anymore than they are doing, but sometimes you read someone changed and sold in a week, but that could jsut be coincidence.

Just luck sometimes isn’t it? Your buyer doesn’t come along, someone else’s does. Hope it sells soon for you.

Having sold STC my house (£3k under) and buying one I can tell you for Coventry at least the market is very stale

Literally one viewer in two weeks for a house aimed at a FTB, thankfully they offered!

We wanted things to move quickly so we could offer on the house we love. It was definitely the right decision as nothing to our requirements has come to market!

Sometimes with EA the quality of the photographs makes all the difference. When we sold ours a few years ago, our agent I think just took the pictures with a phone. When I looked at it compared with other adverts the photos made the house look dark and gloomy, a good camera helps to accentuate natural light and might be the difference between a viewing or not.

the photpgrapher was here for nearly 90mins making the place perfect, everything about the house looks great, i just think we're waiting for that one buyer.
