If so (and I can't see any reason why not) what would be wrong about the owners buying the "stadium", and ACL retaining the rest? ......Oh wait...it's still Shitzu
Great point tonylinc. It's been suggested before and why can't the stadium be the football clubs while the casino, hotel and conferencing be ACL's?
I guess SISU may prefer all rather than nothing and ACL the same. The council own the stadium so they should sort out separate lease agreements to do exactly what you suggest. I personally have never understood why ACL exist in the first place. The council management company that it is to run the stadium always suggested the council never wanted the football club to own any part of the stadium and which seems a strange stance knowing a club would more than likely not settle for long on just renting a pitch 23 games a year?
I don't think any of that would satisfy the current football club owners though. If it's true that SISU would like ownership or a strong leasehold interest in the Ricoh then why have they never tried that approach with the council/ACL to discuss a price?
Always seems like two sides hating each others guts to me and the football club caught in the middle of it all while they slog out their petty personal issues and battles until there is no more war to be won.

If a serious buyer suggested that I would guess it would be considered. Obviously there would have to be some definition of who has what as some areas are currently used by both the stadium and the exhibition hall.

But the whole point of the new stadium is the extra revenue streams from non-footballing activities. The same would be true of the Ricoh. The football side alone isn't worth it, otherwise they'd be better to pay the rent and buy back the F&B, it'd probably make more financial sense.
