Academy future, question (1 Viewer)

Was speaking to someone today who suggested that Warwick University had included in their latest sports site plans an indoor 3g pitch. Apparently CCFC will be using it for the academy when built. Expected 2018

The last plans I saw of the Uni development didn't include such a construction. Anyone else heard anything similar or seen the revised plans ( if any ? )

If that's the plan then it raises a few questions on other things I think......

When was the last time you saw the plans OSB? Might this have been a while ago and what you've heard as a new development?

Seems like a sensible plan to me. Still holding out for a new stadium out that way.

Great news if true. The less reliance we have on Wasps / CSF the better.

a few months back when Warwick Uni announced their scheme sbw, I think at that point there had been no contact with CCFC. There was a thread on here at the time with a link

It would seem to me to be a plausible way forward certainly

Am wary of stuff like this there have been so many false dawns. And there are as ever contradictions. For instance. How would such an arrangement work with Warwick uni or AHC if the club are selling Ryton to build a joint training facility for 1st team and academy? Surely they need the indoor pitch on site?

Perhaps they would move everything to the uni site?

Tbh I don't think we should worry about the AHC, they have planned for a future without us. They maybe managing the public use of the kicking barn but I guess they will just be paid a small commission or management fee for doing so. The bulk of tbr money will go to wasps to pay off the £7m its costing them to build there.

Wasps are saying its going to cost them £7m to build the new training ground. They surely won't get it all sponsored, so a large chunk will need paying back - some will come from selling their training ground.

I would say a confirmed ccfc booking would help significantly. We'd been offered 3 hours a day, everyday for at a commercial rate (I think it was £120 per hour) that's £131k pa (£120*3hours*7days*52 weeks) thats a significant amount of money, for I guess times they will struggle for bookings.

Training ground in London is owned by Wasps FC so they can't sell that.

Never had any doubt suitable facilities would be found in the area my doubt is will SISU still fund an Acadamy, time will tell

Yes, they've remained there since the club was split in two.

Never thought of that, will fetch a packet if it becomes housing, who owns that land?

That might not be right but I seem to remember when Wasps left and moved to Loftus Road the holding company, which owned Wasps and Loftus Road, purchased the training ground. Think the plan was to do it up and use it as their professional training base.

Anyway Wasps ended up in financial trouble as fiancee was taken out with a valuation of Loftus Road used as security. That valuation turned out to be way to high and as a result Wasps nearly went out of business. I'm sure at that point the training ground was offloaded to Wasps FC, who went in with a properly developer presumably on the basis that if they ever move they get the land for housing or something along those lines.

So I think this means finance for the Wasps training centre is..... rather uncertain.

If you can find it on the land registry (I just tried to no avail, can't be bothered to look harder!) you could download who owns the title.

There is another Wasps, of course – the amateur rugby club based in Acton, west London, who are already looking for new tenants to use the training facilities currently being rented by the professionals.

Hopefully it costs a lot less to rent from Warwick Uni with more access.

I assume it will be a short term rent if we are building a new training/academy facility to allow us to sell Ryton?

Looking at the plans there's more land around what the uni are proposing. We could build any additional facilities we need there (when we have owners who actually do something) and share the rest with the uni. That would mean we could have the academy and first team in the same place.

For me the training ground doesn't have to be the same place as the ground itself but having all parts of the club training together would be nice.

There's land, loads of it at Allard Way stretching to Willenhall. Think there's talk of housing and commercial going there. If they had the will and desire sisu could create a superb training centre there over time, independent of Wasps, you notice I said will and desire, they have neither in my opinion.

No I agree you don't need to put a stadium, training ground and academy in the same place.
However when Mark Venus told the people of Ryton that we wanted to sell our training ground at Ryton. It was because it is too small and out dated. Also we wanted an academy and training ground together (I think) .
So we must be looking to rent something bigger at Warwick uni or it is a short term option.

Is that the land that the Wasps owners want to develop? Do they own it?

The planned facilities at the Uni are far bigger than Ryton.

So in theory that would be renting our training ground and academy. So we can sell Ryton?
They academy that makes no difference as we currently rent anyway. Regarding the training ground I guess there are pros and cons to ownership over renting.
Increases your costs purely because if renting.
Lowers them on the maintence front.
Also gives you freedom not to renew the contract if you ever didn't want the club.
Also you free up a wad of cash from the sale of To be fair also if there is the remotest of possibly that they club may go into admin or anything like that.
You are far better off selling Tyton now than then.

Sad if all that area is developed. turn that part of city into urban wasteland, there were wheat fields there when I was a kid. The industrial/retail ribbon is already creeping round the A45 in both directions from Toll Bar end towards Binley and the Airport. But the politicians in this City don't seem to be very in tune with environmental issues. They'll pave over any green space they can in the name of jobs or houses, that awful Maton bloke being the worst offender.
