Pretty sure letting a rugby club use it as a car park for next to nothing so they can build a hotel on the existing car park ranks a long way behind housing or retail on the valuation front.

A while back Bob Ainsworth posted an explanation on his website of who owned which bits of land at the Ricoh. Of that piece of land he said 'this land is owned by the council on behalf of the taxpayers of Coventry. If designated for retail it would be worth many millions'.

Wasn't worried. Annoyed at the football club being messed around by Wasps yet again.
I now have a match I've paid to attend, via my season ticket, that I most likely won't be able to attend.
So in a nutshell the rugby club have no contract for a ground share and no legal entitlement to a groundshare so are acting like dicks to try and force the football club, who don't even own the ground, to give them a groundshare.
From what I can make out the rugby club sold the ground to the football club and wanted to keep playing there but nothing was formally put in place. After a few years the football club put the rent up, to go towards pitch repairs and floodlight improvements, the rugby club refused and blocked...
This is an interesting bit of the report given it applies to a lease and not a freehold. These are the regulations I've referred to before but the general consensus has been they don't apply to leases only freeholds.
