They aren't going to build a stadium. I wouldn't waste your time on it.

Out of interest where was the 5acre site you found?

I don't think you've been paying attention, mate.

By my calculation a football pitch is about 1.7 acres. the stadium alone is likely to cover at least 3 times that, so roughly 5 acres. I would guess you would need at the very least 10 acres

Didn't TF say, at some point, that they were looking for a 60 acre site?

Just done a quick google search for 'land size calulator'.

Just an approx guide, Highfield Road site comes out at approx 8 acres.

Fisher has said 60 acres but I think that includes moving from Ryton and / or Higgs plus non-stadium development (shops etc). The actual stadium part of the Ricoh is approx 8 acres so add a bit on to allow for infrastructure and I guess 10 - 15 acres would be the minimum.

Dont know why this question has peeked my interest considering the probability of this ever happening anyway....but out of interest. how big do you think the HR site was between all those houses? Can be a huge amount more than 5 acres?

Perhaps we should just grass over that unused site that looks a mess down by the Belgrade theatre, throw up some posts, good parking at the Belgrade Plaza and plenty of local boozers in walking distance.

I think Fisher said 60 acres knowing that there are no sites within the city that are big enough.

On that site in CV1 it can't be much use as the university hasn't already bought it and I can see a huge stumbling block that somebody is going to want paying for it.

So we really need a thread on this? It's not really a conversation though sure the OP had best intentions this really is a non starter.

Sisu intend to build or sisu plan to purchase land aren't phrases we use in these parts.

Can't see it happening. Theirs no associated business to buy with empty land. Ergo their is no vehicle for them to saddle the court fees on to and no third parties to sue to get the funds to build the stadium.

I believe TF said 24 acres for just the stadium. 60 acres for stadium training and retail.

This land search ..... I just have this vision in my head of Fisher, Waggot and Seppala, all wearing eye patches, going out in the dead of night with spades over their shoulders, clutching a tatty old map with the letter X on it.

The site is marked for residential use, this is likely to be about 1.5Million per acre

Timing is everything and this is yet another example of Timmy miscalculating, considering everyone & his dog knew that new homes have been in short supply for some time.

whats the Butts Park area size ?

If the pitch was rotated, it could well be big enough for a 12k

Wouldnt surprise me at all if it had more space around it to Highfield Rd

Doesn't look like you could do much with it without building on the park next to it. Cant see planning permission being granted for that.

the bit in red is being built on. I was wondering about the existing site and expanding that as much as possible.

The main stand is 3,000. If the pitch was rotated, could easily get a similar one the other side.

12k could be possible

The traffic alone would make it a non starter and then parking..... Although with declining attendances, who knows....?

With no capacity increase possible the Premier League would be for others.

Use to play subutio on a dining table in the front room. Couldn't afford the grandstand and everything but sure it would of fitted.

Tim Fisher said at the recent stadium meeting he wants 50-60 acres. A deal on Ryton was close but the club were gazumpt at the last minute by the current owners of it who paid £650,000 per acre which is the going rate for industrial. I believe he said the going rate for sports and leisure is £250,000 per acre (housing is circa £1m) so for a 60 acre site it's around £12.5m just for the land acquisition. I'm guessing some of that would be sold to developers for retail at an increased cost to help fund the project.

This ties in to what someone from the Dons Trust said to me last season. Based on theirs being in London and ours being in Coventry he said the initial outlay for the land acquisition will be north of £10m (the land their development is to be built on was to be purchased by a supermarket for around £40m).

Interestingly their build cost (not including the land) was around £17-20m for an 11,000 seater without the facilities suitable for week day conferences etc. For that they were looking at possibly another £5m on top. He also estimated the cost of building one in Coventry wouldn't be massively different to one in the Capital. Especially as the materials and groundwork costs wouldn't differ too much.

How much would an 18000 seater cost with the facilities to compete with the Ricoh and NEC just up the road?
