Pretty sure if it was CCFC you would be bringing up that they had promised the council it would be in Coventry when they bought the Ricoh?

Planning permission should not be an issue, the site is sufficiently away from Henley in Arden and it is pretty much existing use. Funding should not be an issue, at least some of the facilities there could be used but wasps have a pot of money from their CVC share deal they can use

The same could've been said for Old Leams. Would love to know what's happened to those plans

What hasn't come to light is how much they got in selling off the land at Whitley that they purchased from Severn Trent which backed onto the Higgs centre. I believe that's now in a developers hands.

The same as with this current site, plans weren't ever submitted as far as I know. They will still need to obtain planning permission for this.

The Henley-in-Arden site was sold in July for development for homes so I'm not so sure what happened with that.
Former college to be given new lease of life after sale agreed

A Grade II Listed former college looks set to enjoy a new lease of life as a care home after a sale negotiated by leading Midlands commercial property specialist Bromwich Hardy.

Bromwich Hardy partner Richard Hardy has sold the freehold of the former Henley in Arden College on behalf of the Warwickshire College Group.

The sale comes after Bromwich Hardy was called in to advise on how to maximise the value of the 14-acre site whilst protecting Grade II Listed Arden House which is included in the deal, together with a 1990s teaching block.

Richard said: “Planning permission had previously been obtained for a care village, but the model proved to be uneconomic from a development point of view and we were appointed to advise on how best to maximise value.

“Planning was always going to be challenging as the site is in Green Belt, and care had to be taken to respect the environment of the Listed building.”

Following an extensive marketing campaign a sale was agreed to Octopus Healthcare Developments Limited, who have now obtained planning permission for a retirement village at the site.

It will include 30 new build apartments and a 64 bed care home, whilst retaining the Grade II Listed house which will be converted into further assisted living apartments.

IF Wasps were moving and thus would no longer need the Ricoh, maybe they could save some face before leaving by trying to agree a deal solely with the football club to take it over rather than just letting it go back to council control? Not SISU, just CCFC. It would also put the council in the position of having to prove if they support the football club or not by allowing them to do so.

If the club/its owners turn that down then it puts the ball back in SISU's court as to what their intentions are. Similarly if a deal was agreed with the club and the stadium is then transferred into a holding company which the club has to pay rent to it also raises big question marks of SISU's intentions.

The money would have to come from the owners to buy it, which they could then add to the debt and interest accruing from it. If the club could not afford the ongoing upkeep and maintenance of the stadium is also bring into question this idea that the club had to own the stadium to be competitive.

One way or another the club benefits, either from the increase in earnings from the stadium or by showing SISU's arguments were disingenuous.

Get real mate why do you have to criticise Eakin ? I think he’s a pretty decent commentator . Ok he gets names mixed up sometime but don’t we all . Maybe you could volunteer to give a commentary then we could judge ?

If I can remember correctly the set up at Broad Street was temporary with a fixed time limit set by the controlling council as part of the agreement to base themselves there (not CCC).

I am wondering how close to the time limit they are for this agreement.

As I said it would be about saving face by trying to negotiate directly with the football club to take it over, while at the same time being able to subtly call into question SISU's motives and arguments for owning the stadium. Plus if SISU refuse, the council has it back and SISU then want a cheaper deal than Wasp's offered it for then there is potentially an argument for state aid as there would be evidence of a deal at less than market rate. SISU would have set themselves up with the same argument they're using against Wasps.

I'm certainly not saying I'd expect it to happen. It's more of a theoretical exercise.

Grendel put that figure. Not me - I think it's far too high. Who knows what figure they might offer it at. If they were leaving to go back down south it would be an unnecessary expense for them so getting rid ASAP removes that expense while putting some very useful cash in the bank.

Which shows that simply offering it to us doesn't call any bluffs at all. All they would need to do is put unreasonable and impossible clauses in and then shout SISU and job done.

It’s the valuation that supports the Bond and also the debt from the owner. Unless the latest valuation was fraudulent how could it be less?

If so fair enough and how fortunate you were your favourite rugby team decided to exile themselves from their ancestral home to be relocate to Coventry. If not do you not worry that you support a club that is nothing more than an opportunist sporting franchise.

With crowds dropping I doubt they will to spend any money on training grounds etc. £50M on the Ricoh? They are having a laugh even a billionaire wouldn't stump up that for the place. They had best speak to someone who can arrange a fire as that would be the only way to get anything near that!

Interesting they pulled out of the deal near Leamington. They don't seem to have been quizzed much in the cet press release.

It's getting further and further away from Coventry every time they announce a place.
Heard their announcement for the new training ground on the Radio this morning! So "dont put all your eggs into the same council basket!" as the old proverb goes Nick:joyful:
