Who's been enquiring about Community Asset Transfer of the Ricoh? (1 Viewer)

No it wouldn't, not without a decent hotel and railway access - even PWKH has said that

No. What I said was that to develop further the next thing to build would be an hotel, we only have 140ish rooms at the moment and need more. We have to buy rooms from other hotels at the moment which although good for them...

Fair enough. Couldn't remember word for word what you had said, but I think my point still stands - ie it hasn't got the infrastructure to compete with the NEC.

Why don't you build one then?

OK, let's imagine that the Trust get hold of the ground. How are they going to get the club from SISU. Or is the whole point that another team would be formed to play there.

Edit: total misread.

Id imagine the plan would be to offer the club a fair deal and access to revenue, in essence maybe even hand the running and profit to the club, but the stadium can't be sold.

That sounds about right. Build the hotel and ACL can take the revenues.

How does that even make sense? If the club built anything it's mean they own the Ricoh and in all likelihood the stadium management company.

I say that as that what was being discussed in the summer, wasn't it? I still don't think it's the responsibility of the Club though.

Yes the suggestion was that if the Ricoh was purchased as part of the deal they had to redevelop the spare land.

Surely though if PWKH wants more rooms his company should just raise the capital through commercials loans and get on with it? Or is his company not financially secure enough? Seems an odd comment - we need more rooms - well build then.

PWKH, do you mind me asking what's your view of the Community Asset idea in this thread?

So you want ACL to more or less hand the Ricoh over to SISU but also think that they should take on more debt to build a hotel :thinking about:

Well if ACL need more accommodation then how else are they going to get it? Apart from paying for it themselves or asking CCC for more money.

They aren't good at taking in debt are they? They tend to get their owners to take on the debt at a taxpayers expense. Nice business if you can get it.

Enough people cried when they remortgaged to stop SISU getting their hands on the Ricoh on the cheap. Can you imagine the same people if they got a loan for a hotel?

I can see ACL investing in the future if Joy keeps up her stance. Once done the stadium and surrounding land would become self sufficient. But until we know what she is up to anything would be speculation. Does she even know what her next move is herself?

What a load of bollox and you know it is. Yet you would be happy for SISU to rip off CCC and Higgs.

I don't think it was to stop SISU getting it on the cheap. They did it because they didn't (and don't) want to sell to SISU and they thought the bail-out would force SISUs hand. They were wrong.

As I said to Grendel, there was all that talk during the summer when CCC said any new owner of the football club would be responsible for the redevelopment of the area. I didn't agree then and I don't agree now. If the Ricoh isn't going to be owned by the club then the Council will have to redevelop it themselves. Same goes for ACL, it they need more capacity, then they'll have to pay for it.

I agree with this, but for a different reason.

CCC knew that the rent was too high when we got relegated. The refinancing was so a lower rent could be charged. SISU had not shown willing to buy before then. Higgs wanted to sell but SISU didn't want to buy their share. We only found out why afterwards. This was when they did the JR. And who could blame CCC for not wanting to sell to SISU after the way they have tried to rip off them and also Higgs?

The more that is built on the site the higher the debt. The higher the debt the more money that will be needed to buy the site.

And how many would have complained if council money had been used to pay for the loans? But with a mix of the loans being paid down and a much lower interest rate the rent could be reduced. But you already knew this.

Exactly. The "break even" figure was 22500 a match. FFS.

Which was because of the high wages given to players that were not even good enough. We would even be better off paying 1.2m now and getting 10,000 than going to Northampton. But lets blame the council for the wage bill.

I'm not blaming them for the wage bill. That was Richardson and McGinnity. I blame them for the rent though.

Just who were to blame for the high rent as well. We had our own ground. Not a brilliant ground, but most of us loved it and it was ours. The council have been blamed by some for saving us. We couldn't use council money like some say we have.

ACL and the then owners of Ccfc were to blame for the rent, and ultimately Richardson et al for starting the new stadium project to begin with.

Of course the rent was too high but when did our owners seek to re-negotiate?

After 12 weeks - they were told to fuck off.

Which is what I said. He must have known how bad our finances were when his dream started to take reality. And when the stadium was built interest rates were much higher than now. The main fault of the council was not refinancing at an earlier date. We know for sure that the council or Higgs haven't taken any money out. Yet they are blamed for the finances.

Agree with some of that, but they must also take blame for the lack of success of ACL and heavy reliance on tenant that uses the facilities 23-25 days per annum.

When you think about it, they have benefit from £2.5m+ per annum income from the club, when you take into account rent, match day charges, F&Bs then associated income like stand naming rights, parking, etc

In that case please post minutes of the meeting since you were clearly present.

Couldn't of been as SISU weren't in charge at the time.
