Two major redevelopment proposals have been submitted to Coventry City Council.

Both are on land owned by the Trinity Mirror Group, including the former offices of the Coventry Telegraph. Only outline consent is being sought, so the plans are only indicative and focus on layout, scale and massing. There is no indication at this stage as to what the new buildings might look like.

The applications cover land around Corporation Street, Upper Well Street, Chapel Street and Lamb Street. The first proposes the erection of mixed use development consisting of up to 1,500 sq m gross A1-A4 space (retail, bars, restaurants), a hotel, up to 385 bedrooms for student accommodation, 84 residential dwellings and up to 400 sq m of office space.

The second proposal consists of plans for 61 residential properties and office space.

It is not clear if these proposals represent a statement of intent given that a very similar scheme received outline planning permission in 2011. It has been suggested that this new submission may simply be an attempt to increase the market value of the land ahead of a possible sale to a developer willing to take the plans forward.
